A comfortable villa with a large saltwater pool set in 2 acres of well maintained grounds situated in the Lot et Garonne, 40 minutes from Bergerac.
Les Amandiers is a detached villa in a quiet location, 350 metres from the attractive village of Lacapelle Biron in the Lot-et-Garonne. This well-appointed property is just 30 minutes from both the Dordogne and Lot Rivers. It has open views and is on a quiet lane close to the village which is well served with amenities including 2 bar - restaurants, a butcher, a Post Office, a pharmacy, a grocery shop, a library, a small garage and a Doctor's surgery. Labelled by the locals "un village vrai" (a real village), Lacapelle Biron is surrounded by delightful countryside and quiet lanes.
Tiled floors throughout and predominately white walls give a cool airy spacious feel to the living accommodation. Modern electric central heating (including an automatic ventilation system) a fully fitted kitchen with all mod cons and three shower/ bathrooms for 3 bedrooms (1 en suite) will enhance your stay whatever the time of year.

- Kitchen is fully fitted with all electrical appliances, Falcon double oven with hood and induction hob, Bosch dishwasher, large Bosch fridge freezer, ample cupboard space and work surfaces, electric kettle and microwave. Attractive double doors lead to the lounge diner. A separate door opens on to the spacious rear terrace.
- Lounge/diner over 40 square metres with three sets of double doors leading out onto the front terrace. The room is comfortably furnished with ample seating, tables, BBC TV, internet, DVD and video, CD radio cassette, bluetooth speaker and a selection of books and games.
- Main bedroom leads from the living room and has a king size double bed and double doors leading to a separate terrace. It has an en suite shower room with chrome fittings, an illuminated mirror, heated towel rail and modern white sanitary ware.
- Main bathroom has a bath with shower over, bidet, toilet, heated towel rail and illuminated mirror.
- Bedrooms 2 and 3 are twin bedded with bedside lights and ample storage.
OUTSIDE
From the front terrace a path leads to the salt water pool 11 ½ metres x 5 ½ metres with roman steps. It has been positioned to take full advantage of all day sun and the views and is fenced. It has an outdoor shower and is surrounded by a tiled seating area of over 100 square metres and has a generous supply of sun loungers, two parasols and outdoor tables and chairs. The lightly salted water is far kinder to the skin and eyes than in conventional pools.
There is also a further terrace off the main bedroom shaded by a mature wisteria.
The extra large pool house contains equipment including three bicycles for your use. Parasols provide shelter from the sun when required.
There is an outside barbecue.
Ample car parking space.
Linen and small towels provided but not larger towels.
Les Amandiers is perfectly placed to see the best of the Dordogne and Lot regions with various castles, pre-historic sites and mediaeval towns all within an hour's drive. The chateaux of Biron, Bonaguil, Beynac, Les Milandes, Monbazillac and others are not far away and all worth a visit.
Wonderful local markets show off the products of the region's agriculture and include the local delicacies of cepe mushrooms, walnut oil, truffles and foie gras. A huge network of paths winds through the local woods around Lacapelle Biron which is also at the crossing point of two Grandes Randonnees (way marked walks) which you can explore on foot, horseback or bike.
This is an excellent gastronomic region with not just the food markets but also local restaurants and local producers making their products readily available.

We had an amazing time at Les Amandiers. Great location. Pool is clean and great size! The property had everything we needed. The kitchen was amazing and the patio outside the main bedroom is beautiful and so peaceful. Great area to cycle and walk. Our children loved the large garden which they could play games in. Definitely would recommend.

We had the most fantastic week away last week. Your house, the pool and the garden were all completely brilliant. We love the setting with the view down the valley and the short walk to the village was ideal. We were really impressed with the local towns as too, such a beautiful part of France to explore.

Having spent numerous holidays in sites and homes throughout France over the years, we can honestly say that Les Amandiers is our favourite. The location is delightful - very private and peaceful yet only a short walk to the village. The house is extremely clean, of an excellent standard and equipped with everything you could possibly need. Our children spent hours in the lovely salt water swimming pool, which was very safe and we spent nearly every evening barbecuing under the stars. We would definitely recommend Les Amandiers if you are looking for a relaxing holiday in the French countryside.
