The mill offers a top-end conversion with all comfort in a highly sought after location. The layout, in three discreet zones, affords privacy and flexibility for larger parties. There are four double bedrooms, three with fitted wardrobes and luxury pocketed spring mattresses. All bedrooms have top quality cotton linen and feather pillows. En suite fully tiled thermostatic showers with glass doors and ceramic shower trays enjoy 24/7 air extraction. Bedrooms 1 and 2 on the second floor enjoy level access to a separate toilet. Bedrooms 3 and 4 at basement level enjoy access to a separate cloakroom with toilet, washbasin and shower douche.
Outside:
The mill overlooks a quiet walking route in a walkers' paradise. The long, wide stretch of land in which Moulin de Bordes is situated is the sunniest, most desirable part of the 20 km Bonnette valley. The house has two covered terraces, with dining table for eight and BBQ. Grounds, garden and pool are totally private, nothing is shared.
The 10m x 4.5 x 1.30 infinity pool is unique in the world. It lends swimming an amazingly open feel by appearing to be linked with the river, whilst powerfully pumped water creates a sensation of ocean buoyancy. Attractively constructed in stone, the pool has a smooth-touch base with easy access via six large corner steps. There is extensive decking around the pool where you will find BBQ, eight lounger chairs and a choice between sun and shade. The house terrace is gated for pool safety.

Truly an A1 location, 8 minutes by car to medieval Caylus with bars, restaurants and market, and just 15 minutes drive to delightful Saint-Antonin-Noble-Val, voted this year one of France's 3 top towns.
The valley of the river Bonnette is famous as a nature haven and site of special scientific interest. It's also home to Europe’s largest concentration of watermills, some of them dating back to the middle ages.
Classed as an ''ecological zone'', the valley is populated by deer, red squirrel, grey heron, kingfishers, otters, wild boar, foxes, hoopoe, horseshoe bats. The range of brightly coloured butterflies and dragonfly is breath-taking. Each day brings something fresh to see.

We stayed at Moulin de Bordes for a week in July 2023 as part of a family holiday. Such a lovely property steeped in history and so lovingly restored by the owner Steve. It’s really secluded and has a gorgeous and very unique swimming pool which we all used extensively to cool down after busy days exploring. The house itself is located right on a GR walking route which meant that we could go for modestly challenging walks with the dogs right from the house. The house itself was very clean and well provisioned, so much so that we found ourselves cooking at home much more than anticipated. It is rare to find a rental property with such a well provisioned kitchen. Highly recommended for a family holiday. A week is definitely not enough time though!Guest rating:
We were here in July 2022 and had a great holiday. The house is terrific and we loved the pool. Having breakfast on the veranda was a treat. The second week of our stay it was extremely hot (35 degrees plus) so the air conditioning came into its own, especially in the bedrooms ensuring a good night's sleep. The setting in the valley is wonderful, we saw all sorts of wildlife including kingfishers, various frogs (we heard the midwife toad at night!) and so on. The location is very good for making daytrips. Steve went through a lot of trouble to make our stay comfortable and interesting.Guest rating:
We have holidayed in France as a family of 4 for the last 20yrs. The watermill is perhaps the best venue and location we have ever found. The grounds, pool, airconditioning and wildlife - Coypu, Jays, Deer - made for a wonderful and peaceful holiday. Our only gripe was not having booked for 2 weeks.Guest rating:
This was the best combination of location and comfort we've ever experienced on a holiday, plus we were fortunate enough to enjoy scorching hot weather. It wasn't a major consideration when we booked, but at 38 C the aircon proved to be an absolute boon. We visited caves and castles, but with very young children spent much of our time around the pool. The area has far more to offer than you can see in two weeks. We had a great family holiday staying in this lovely renovated mill. The house renovation is sympathetic to the mill's history, a really super piece of work. The grounds are lovely where there was always things to see, great to relax by the pool and watch the world go by. The pool is perfect so well landscaped into the mill and incorporating the river. There is plenty to do in the local area, a beautiful part of France with many places to see; stunning villages, castles and history are all a short drive away. The local village was fun - we enjoyed watching the world cup final in a café with the locals! Steve and Sue looked after us very well indeed, nearby to offer advice on things to do and so keen to make sure we had a perfect holiday - which we did!

Absolutely fabulous house and location - cannot fault it at all. Visited for 2 weeks in July 2016 with teenage daughter and her friend which meant there was a free bedroom, not that it was needed as there was plenty of space for us. The house is fantastic and the grounds are also lovely - totally secluded and peaceful yet within easy travelling distance of activities including theme parks, water parks and walks. Le Grange restaurant is 5 minutes drive and highly recommended, the food was the 2nd best we ate and worth every penny just to have an evening with the owner who is "entertaining" - there were also a couple of cracking eateries in the nearby town of Saint-Antonin-Noble-Val. In answer to the standard questions - yes the house was clean and well maintained, The owners provided excellent customer service, the house is exactly as described and we would have no hesitation in recommending Moulin de Bordes to anyone, not just family and friends.

It was an absolute delight to stay in your beautiful watermill and we have thoroughly enjoyed our week. The weather has been amazing with clear blue skies for much of the time. We made the most of the area exploring many places nearby as well as others further away, such as the castles of Lastours and the city of Carcassone. Once again, thank you for such an amazing place to stay. It has been perfect for our two families.

We have just returned from 2 wonderful weeks at Moulin De Borde. We drove down from Calais, spending Friday night in Chartres as a midi stop and were greeted on Sat afternoon with a delicious home-made meal and a much needed bottle of wine on our arrival. The Mill has been beautifully renovated and you can really tell that it has been a labour of love. It has EVERYTHING you could possibly need and more! Comfy bedrooms and all the mod-cons... The grounds were delightful and the children (11, 9 and 5) loved to explore around by the pond - frogs, pond skaters, tadpoles, beautiful dragonflies... the list goes on! The swimming pool was fab - I think the children spent most of their time in it - and my husband and I spent many leisurely hours with a bottle of wine and a game of scrabble on the lovely terrace overlooking it all... We all took our bikes and enjoyed cycling around the valley (a great way to knock the kids out for bedtime!). We had lots of lovely days out in the region (Najac and Belcastel our faves!) and Steve provides an excellent guide to the area for you which covers just about every interest! The owners are lovely people and there to help should you need anything at all. We highly recommend it and look forward to the opportunity to go back. Thank you for having us!!

Back at work for one day and already France seems like a distant memory. We had a really lovely relaxing week at the mill. The peace and tranquility of the area with the sound of running water in the background was truly soporific and relaxing, the only other sound coming from the bells around the necks of the distant goat herd. The mill is comfortable, well equipped and we really appreciated the provisions, including pool towels. Your conversion is a work of art, done with quality materials and attention to detail. It's the little things that make such a difference. The boys much enjoyed the local wildlife, with the myriad of butterflies and fish, but especially enjoyed the crystal clear waters of the swimming pool. Thanks for a great holiday. You've created something very special. We hope to return....there's so much more to see. With every best wish, The McClure family.
