Stunning stone house, heated pool, luxury family bathrooms, large garden/terrace
A stay at Maison de Moulin will offer you the opportunity to enjoy the character and beauty of a traditional maison charentaise with exposed stone, beams and impressive stone fireplaces, alongside the luxury of contemporary living. The house is set back from the road which has passing traffic from cyclists to combine harvesters!
From the road, the house is reached through gates with parking for several cars and a covered ‘hangar’ for 2 cars or football on a rainy day! The attached unused barns are part of the property. The enclosed lawned gardens are surrounded by walls/hedges and extend to the front, side, rear and include a wide selection of fruit trees (feel free to pick whatever is ripe!), mature trees, flower beds, a pond and a well.
The terrace, with built in BBQ faces the side/rear garden it's ideally located off the kitchen and is a great sun trap, it’s furnished with a large table/chairs, shade is provided by a retractable awning and the many trees in the garden. Further seating and sun loungers are found round the newly built glorious 10m x 5m salt-water/low chlorine pool (designed to be gentler on eyes/skin), it's heated with a hard cover, and three steps to a graduated slope and 1.5m deep end, open end May-end Sept, weather dependent. There are several stone outbuildings, one being an old windmill – ‘moulin’. A variety of games and equipment are available (pool table, badminton, bat 'n ball, cricket...)
On the left of the large entrance hall is:
- The sitting room - TV/DVD, sofas, exposed stone, beams, stone fireplace and double doors to the rear terrace and windows to the front.
- Opposite is the dining room - large wooden table/seating, exposed stone, beams stone fireplace, windows to the front, leading through to the newly fitted kitchen.
- From there, onto the indoor games room, WC and small utility room - washing machine, ironing board/iron, clothes airer. There’s also a clothes line outside.
The bedrooms are reached by wooden stairs and all have wooden floors and electric fans.
- Bedroom 1 – a big room with a large king bed (160 x 200 cm) and two windows to the front.
- Bedroom 2 – large twin beds (105 x 190 cm) and one window to the front.
- Bedroom 3 – king bed (150 x 200 cm) and one window to the rear.
- Bathroom 1 - one step to access room. This bathroom has an amazing walk-in (small step) Hansgrohe Raindance shower, heated towel rail, double sink stand, WC.
- Bathroom 2 - one step to access room. This bathroom has an in-bath Hansgrohe shower, heated towel rail, WC, single sink.
The house is situated in rural countryside, surrounded by vines and farm land and a 5 mins walk along the road from the small village of Rioux, which offers a shop/bar, butchers/delicatessen, playground, church, and a small weekly market.
The historic towns of Saintes, Cognac and Royan are within 30mins drive, with bars, zoo, restaurants, shopping, wine tours, beaches... For days out head to fabulous sandy beaches on Ile d’Oleron, Ile de Re, and up the coast from Royan to La Rochelle.

How to get to Maison de Moulin
Maison de Moulin is within easy reach of the A10 autoroute (junction 35 or 36) giving full access to the Channel ports.
Caen/Ouistreham (ferry port) is approx 5 hour drive with St Malo (ferry port) just over 4 hour drive.
We are just over an hour from La Rochelle (airport) and a 75 mins drive from Bordeaux (airport).

From the moment we drove up to this lovely house we were just knew we were going to love staying there. It has been thoughtfully and beautifully renovated to a high standard with large gardens/ outside space and a fabulous pool. Surrounded by vineyards, just outside of Rioux , it is in a lovely peaceful setting- the sunsets each night were amazing and with no light pollution spoiling the view of the stars, the sky at night was just as lovely to see. The pictures really do not do it justice. We had a really lovely week there ,would throughly recommend this beautiful house- we felt sad to leave and wish we could have stayed an extra weekGuest rating:
An outstanding gite with a gorgeous pool and gardens that has been lovingly renovated to a very high standard. Extremely well equipped with comfortable beds, quality bedding, towels and cooking utensils and looked after by Jo who keeps it spotless. Lots to do around the area if you can drag everyone away from the pool. It was very hard to leave!Guest rating:
We have been to Maison de Moulin twice and cannot recommend it highly enough. Set in very private and extensive gardens outside the sleepy village of Rioux, it combines wonderful outdoor spaces (the swimming pool is genuinely as good as it looks, as is the terrace!) with very modern and high spec internal decoration. Big supermarkets are only 15 minutes away as are a number of lovely places to visit. It's become a bit of cliché to say this, but even the excellent photographs don't do it justice. This house has it all, beautiful grounds with a stunning pool and very comfortable modern living accommodation. We loved every moment of our weeks stay with comfortable beds, well equipped kitchen, brick BBQ, and a fabulous games room amongst other things. Everything is catered for. We were absolutely in love with the accommodation from arrival - from the beautiful pool to the luxurious bedrooms. As previous reviewers mentioned, the house has a very high interior design quality - perfectly fit to spec. The lovely basket of products was appreciated by all, notably the bottle of fizz. We used the large outdoor table for evening mealtimes, just off the kitchen, with the beautiful sun shining down on us (albeit sheltered by the pretty parasols. We visited nearby restaurants, in Royanne and St Palais Sur Mer - Chez Bob is a lovely spot next to the beach. I look forward to the next stay. A stunning French home in a relaxing area a few minutes from the town of Rouix. The house caters for all needs, especially for those looking for their own space and privacy. Incredible pool area and social space for larger groups. We bbq’d most evenings and enjoyed al fresco dining. Plenty of games, pool inflatables and games to keep kids of all ages entertained. The house looks beautiful from the outside and the inside is just as good. The rooms are large with high ceilings and the decor and furnishings are both comfortable and in keeping with the house. There is everything you could possibly need in the kitchen, the bathrooms are superb and there are desk fans in each bedroom. The garden, including pond is lovely with plenty of space and shade and the swimming pool is the best we have have ever had. There is a large games room with all sorts of outdoor games and a pool table, handy for families, poor weather or simply those more active than us! We loved the area, very gentle with well kept villages and some lovely towns to visit both inland and on the estuary. It had the feel of a real home and not purely a holiday home. Romilly was great to deal with during booking and with my subsequent questions and Jo who met us on arrival is lovely. I can thoroughly recommend this lovely house.Guest rating:
Booked last minute and have to say we got lucky. A bit overkill for 3 people (!) as the house has three great size bedrooms upstairs. But location was ideal for us and promised a decent size pool. Which was lovely, one of the best we found over the years....lovely and warm and nice size. Location means easy reach of the islands and Royan. And can find lots of beaches south of there too, quiet if prepared to walk a little from the road. And forego ice creams, loos etc. House is nice and secluded but easy walk to the village, pizza van on Friday evening & a nice little bar too. Kitchen top notch, a beer fridge, great bathrooms, large lounge with Netflix, lovely decor all round & not a dull old room in sight. Weather was 28-ish daytime but nice Atlantic breeze at night - big plus no mosquitoes - sleep with windows open, AC was not needed. Btw great beds and light duvet, great sleep. Honestly, what's not to like? The house has a charm and would be nice to know a little on it's history, in the info pack maybe? Unfortunately we did not make it to our accommodation due to Covid, however, Romilly was so helpful and as soon as I emailed her to say we needed to cancel due to FCO advise, she sent us a refund immediately for the entire amount of our holiday. We were thrilled with the accommodation, the amenities on offer and the location. It ticked all our boxes. As previous reviewers have mentioned the house is finished to a high specification. It was spotlessly clean and we were welcomed by the housekeeper along with a lovely basket of useful provisions. After a long journey from the UK our first port of call was the beautiful pool where we spent quite a lot of time during the hot days of our weeks stay. Mealtimes were usually spent around the large table situated on the terrace just off the kitchen, with shade provided by the retractable awning if required. There are numerous food outlets available, ranging from the small but very welcoming epicerie/boulangerie and boucherie/charcuterie in the local village approx 5/10 mins walk away, to the larger supermarkets/hypermakets in Gemozac and Saintes approx 15/20 mins drive. We have holidayed in the area a number of times and places we have previously visited such as St Palais Sur Mer, Bordeaux and Cognac are all within easy reach and well worth a visit. On this occasion we managed to pull ourselves away from the pool a couple of times to have a look around the seaside town and harbour of Royan and also the historic town of Saintes.Guest rating:
Based on the pictures we had high expectations as you may agree, the villa looks fantastic. When we arrived every expectation was met and then some. The house occupies a large area of private land and is maintained to a high standard. The house features many upgrades, such as furnishings and electronic appliances. The house itself remains cool throughout the day. Needless to say the swimming pool was a much needed addition after spending a sweltering hot 45c day in Bordeaux. Good location to supermarkets, day visits, beach 30 mins away. Great roads if you like cycling. Worth the money.Guest rating:
We had a fabulous week, living in the lovely heated pool (a definite bonus), eating outside on the secluded terrace (conveniently shaded by a retractable awning in the afternoon) and admiring the lovely private garden. The house is very well equipped (no a/c but fans in all the bedrooms) and the house beautifully decorated with very good quality furniture. The bathrooms are gorgeous! The village is a short walk away with a great butcher / deli and there is also a small shop / bar. Altogether a home from home!Guest rating:

- A refundable security deposit of £500 for 1 week and £150 for each additional week is required.
