This traditional farmhouse is set on a hilltop with total privacy and un-interrupted views over open fields to the front and with a south-facing pool. It is situated just 3kms from the medieval village of Caylus which has shops, mini supermarket, bakeries, bars, restaurants, post office, pharmacies and leisure activities (including tennis courts & lake for picnics). The historic market town of Villefranche de Rouergue is approximately 20 minutes’ drive with all main supermarkets and commerce.
The house is also within easy reach of the medieval town of St Antonin Noble Val (20 minute drive) which was the location for the film 'The Hundred Foot Journey' starring Helen Mirren. With its varied sporting activities, including: kayaking, rock climbing, zip wire, horse riding etc, the surrounding countryside also provides ample opportunities for walking with around 35 local mapped hiking routes & cycling (the Tour de France passed through Caylus in 2016). The area offers deep history, combined with varied geography and scenery.
Enclosed and gated gardens of over 5,000m² surround this hilltop property. The garden is laid to large expanses of lawn, ideal for children’s games, and offers natural shade. There is ample parking to the rear of the property as well as a small garage. A large stone terrace area and separate wooden decked area are set directly in front of the property for dining, with views to pool. The house has been very tastefully renovated to maintain many original features (exposed stonework and ceiling beams, original eviers, etc.), whilst at the same time being extremely well-equipped with top of the range facilities and furnished to a modern, contemporary style. A light and spacious fully equipped, open-plan kitchen/dining room, a lounge with lots of easy seating and a separate TV lounge with a wide range of 'free to air' channels, DVD player and various game consoles.

Bedrooms 2 and 3: Day bed with pull out second bed which can make into kingsize bed (180cm) in each room with shared connecting Jack and Jill style bathroom (tiled shower cubicle, basin WC)
Independent annexe (25m² - sleeps up to 2-4 people) supplement £100/week
Completely independent, ideal for teenagers or grandparents/ friends. The Annexe comprises a large bedroom/ sitting room with double bed and easy seating, fridge, kettle and a TV with French channels; and ensuite bathroom with fully tiled shower cubicle, toilet and basin. Two 'fold away' beds available.

As all main social areas in the main house and the Annexe are located on the ground floor, this proves very practical for people with walking disabilities. There is just 1 step between all social areas, external dining terrace & Annexe bedroom.
LOCAL INFORMATION
Caylus is an unspoilt picturesque medieval town with a beautiful church, a chateau and winding characteristic streets framed by ancient buildings. There is a market twice a week, a bank, a post office, hotel, several shops, bakeries, butchers and souvenir shops. Naturally, there are several cafes and restaurants. In the summer there are many flea markets, night markets and other outdoor activities.
Nearby are many lovely villages/ towns like St Antonin Noble Val, Cordes sur Ciel, Albi, St Cirq Lapopie, Villefranche de Rouergue, Penne, Bruniquel, Najac, Caussade, Montauban and slightly further Toulouse and Cahors. The Chateau de Cas is within walking distance, and the Chateau de reine Margot, in Saint Projet at 10km. You can see exhibitions at the Abbaye de Beaulieu or visit the Abbaye de Loc Dieu. You can also visit one of the many vineyards in the area, where you can learn about the process of wine making, and of course taste and buy the wines.
