Elegant 12th Century Villa with Pool
Grandval is a historic stone Maison de Maitre of 12th Century origins situated on the edge of a plateau with stunning views to the valley below and plateau beyond. This extremely spacious family villa is situated in its own very secluded 5 acres, with a variety of trees, lawns and shrubs. The pool is 10m x 5m with Roman steps and is built on the edge of a ridge overlooking the valley below.
The house has an elegant interior. The 36' salon with high beamed ceilings and stone walls has a magnificent bookcase which fills the entire length of one wall. Grandval is 5kms from the village of Montaigu de Quercy.
Ground Floor
- Large entrance hall with flagstone floor leads to the Baronial style Salon with its beautiful stone fireplace, 15' beamed ceiling and magnificent bookcase. The room is furnished with a very comfortable sofa and chairs and magnificent medieval style solid oak dining table with Baronial Chandelier above. French windows lead onto an elevated terrace.
- Study including a large open fireplace and French doors leading onto the garden.
- Kitchen fully fitted kitchen with french doors leading onto the SW terrace and pool.
- Study 2 leads off the salon with French doors onto the south facing elevated balcony with outdoor table and 2 chairs.
- Bedroom 1 leads off the study. This magnificent 24' room with beamed ceiling and large open fireplace is furnished with an elegant Edwardian bedroom suite. Dual aspect windows with delightful views across the valley below.
- Large ensuite modern bathroom 1 with a sunken bath, double washbasin, wet room and toilet.
- Bedroom 2 leads off the salon. La chambre Bleue decorated and furnished in the French style. Captivating views across the valley below.
- Ensuite modern Bathroom 2 with a large walk-in shower, toilet and washbasin.
First Floor
- Bedroom 3 double bedroom with a low beamed ceiling ( if required 2 comfortable single folding beds can also be made available for this spacious bedroom.

Cellar contains the boiler and various other rooms, one of which is the laundry room with a washing machine, tumble drier, sink, freezer and large refrigerator.
Outside
A spacious terrace surrounds the house on 3 sides. The large SW terrace has beautiful views across the valley. There is a seating area for alfresco dining with a barbecue and a spectacular pool built on the edge of the plateau to take advantage of the stunning views. The balconies strategically placed around the house offer shade from the summer sun at different hours of the day.
The garden is landscaped with a variety of shrubs, roses, lawns and trees. Grandval also has its own natural Spring. There is a large area of lawn for games with plenty of shade for relaxing with a cool glass of wine to enjoy the peace and tranquillity of Grandval.

Internet - Despite having Netflix which operates perfectly, the internet can sometimes be slow.
The nearest village is Montaigu de Quercy which is some 5 kilometres away. Here you have all the local shopping facilities you need. Nearby are tennis courts and a large lake for swimming and boating. The lake has a lovely sandy beach.
The local market is on a Saturday morning is bustling and colourful. A variety of wonderful local produce is on sale, including cheese, fish, meat, fresh vegetables and fruit.
There are several fascinating Bastide towns in the area with their narrow winding roads and cobbled streets and townhouses that date to Medieval times.
During the summer months, there are numerous festivals and concerts in almost all the local villages and towns.
As you would expect, local restaurants and wines of this area are excellent and very reasonably priced.
Toulouse and Bergerac airport are just 1.5 hours away and the Mediterranean or Atlantic coast can be reached in 3 hours.
The region offers an abundance of interesting excursions including visits to medieval castles, vineyards, and gardens as well as the most spectacular countryside for walking.
There are two local golf courses; one 9 hole and the other is 18 .

We have stayed at a number of rural properties in Southern France and this has to be the best , it lives up to its five star rating.From meeting Eric and Linda on our arrival, we immediately knew that we had made a great holiday choice . The hamper was generous , the house very comfortable with quality furniture, fixtures and fittings throughout. The house is in a tranquil setting and we never tired of the beautifully views. Because of Covid we spent most of our time in an around the house it was so relaxing. The pool was meticulously maintained by Eric and Linda who were always discreet but on hand to provide help and suggestions to make the most of our stay. The surrounding area is beautiful and will not disappoint , there is rolling countryside and it is not over populated in the way that areas of the Dordogne can be. We were very sorry to leave and hope to return soon.

This little piece of heaven is the perfect way to spend your summer holiday. We've had another wonderful stay at Grandval and feeling incredibly lucky to have stayed in such a beautiful home. Eric and Linda are the perfect hosts, their home is spotlessly clean and they couldn't have done more to make our stay so enjoyable, from the beautiful and generous welcome hamper and the fantastic recommendations of things to do and places to visit. They were on hand if needed and did everything to ensure a wonderful holiday for our family. This really is a perfect holiday home for families and those wanting a little bit of rural beauty as well as privacy. We shall certainly be returning and feel we have made some wonderful friends! Returning to our favourite part of France as seasoned gite renters we were delighted with this lovely house. Up there with the best. Pool was special with beautiful view over the valley. Eric and Linda were genuinely keen to ensure that we had everything that we needed. It was lovely to meet them too. Highly recommended.

Eric & Linda were the most hospitable people we have met whilst on holiday. They greeted us at their beautiful home and explained all the do's and dont's before leaving us to it. Their home is simply stunning, and is decorated beautifully. The AirB&B pictures do not do the house or outside space justice, it is quite simply beautiful. The decor, appliances and rooms provided everything we needed and more. The outside space is also simply beautiful. The views from the terrace and swimming pool area are magnificent, anyone wanting peace and tranquillity will not be disappointed. As for Eric and Linda, well they were the perfect hosts. Eric was on hand to answer any questions we had and his knowledge of the area is second to none. Grandval is a beautiful home and we would recommend a stay there to anyone thinking of making a booking. All in all 10 out of 10 from us.

Eric and Linda were wonderfully friendly,engaging and helpful from first contact to after our departure. Their house is wonderful with fabulous views over the rolling countryside and a welcoming pool in the large and well stocked gardens - complete with chickens. There is lots of information on local markets and restaurants which (when open) were lovely. We did discover that this part of France shuts at the end of August and had to work hard for daily activities after the morning cycle/walks. A really lovely house we all loved staying their.

Our party of four adults with ages ranging from 18 to 64 thoroughly enjoyed its stay in this piece of rural France about 5 kms from the village of Montaigu-de-Quercy. The owners were there to greet our arrival at the spacious and historic property with its large garden and magnificent views over a wooded valley. Outside, the main attraction is the delightful swimming pool in its sunny location close to the house and terrace which has a covered area for al fresco dining. There is abundant planting in this area which adds to the appeal. Inside, the house is tastefully furnished and equipped and is grand without being austere. This is largely due to the fact that this is the owners' principal home for most of the year and is stocked with their personal possessions. The owners were another asset during our stay as they were a fund of information about the history of the house, the best places to visit and eat and suggestions for things to do. All in all, we can thoroughly recommend this rental to anyone looking for a restful holiday in a beautiful location away from crowded tourist hot-spots.

Grandval is a beautiful family home with amazing views and pool. There are great restaurants within 15-20 minutes drive. When the sun is shining it's hard to think of anywhere that might be better than poolside at Eric and Linda's house. They were fantastic hosts.

Grandval is a beautiful property with spectacular views. We have spent several very happy holidays here with our children and have always come away with fond memories. Eric and Linda are fantastic hosts, leaving the house immaculate but homely and taking great care that guests have everything they need for a comfortable stay. Lots of information is provided for things to do in the local area. Shops and amenities are only ten minutes away. If you want a break from the pool, there's even a lake with small beach nearby. All in all, a wonderful place to unwind.

We were fortunate to spend 2 weeks at beautiful Grandval. From the moment we entered the driveway for this beautiful property we knew we were in for a great holiday. The property is located in a gorgeous part of South West France with a beautiful vista over a green valley. The property is very private and spacious giving you a feeling of your piece of paradise.
Grandval has been well thought out as a livable retreat whether you are in the home or out in the grounds. We found ourselves using the pool and BBQ area most afternoons and early evening as we admired the sun sets. At evenings we would retreat into the large lounge room.
Grandval was well equipped and very comfortable. The owners have also left some great books and furniture from their extensive travels which makes you feel in a loved home rather than just a rental property.
The home is large and has plenty of space for everyone.
The property is well located to many beautiful towns which we would explore each day and buy fresh produce from the markets. The The local town is only 5mins drive and have everything you need.
This property exceeded our expectations and we will be back.
