Rustic house with pool and tennis court
A rural French escape for tennis lovers and families who enjoy tranquillity, nature, spectacular views. Located in a wooded area with views in all directions. The property, a sympathetically restored farmhouse, has 5 acres of land, an unusually large 15 by 6 metre pool and a professional all weather tennis court. Only a few minutes' drive from a village containing all the amenities and a bastide town with even more. The property has Wi-Fi internet access.
This a house for those who enjoy getting away from it all, enjoying wonderful local food and relaxing under the sun and under the stars and spotting woodland wildlife. But for those who can tear themselves away from the terrace it also provides lots of opportunity for activity with a large pool, a tennis court and hiking and cycling trails on the doorstep.
The house is simply furnished in keeping with its character.
The living area of the house is divided into two connected parts - the old house and the recently completed new barn conversion. The old house has a basic, rustic feel whereas the barn conversion has a more modern feel - and has air conditioning and heating. The house also has an Annexe with a shower room and laundry area.
- Kitchen (Old House) - The fully-equipped kitchen has exposed stone walls and a large beamed fireplace with a wood-burning stove. There is a dining table for eating indoors. The terracotta tiled floor has an interesting star shaped oak inset. There is a stainless steel double sink, gas hob with electric fan oven under, fan extractor, nespresso coffee machine, microwave and dishwasher. Wooden stairs with open treads lead up to the landing.
First Floor (Old House)
All floors on the first floor of the old house are wooden and rooms lead off from the landing.
- Main bedroom - a large double room with exposed stone walls on three sides and large central beam. Window with views out to the rear over the forest and hills.
- Bedroom 2 - a light, double room with windows giving far reaching views to the rear.
- Bedroom 3 - this room has bunk beds and overlooks the front of the property.
- Bathroom - bath with shower attachment, WC and hand basin.
- TV and Piano room (Old house) - This is a cosy double aspect light room which links the old house with the new barn conversion. It features a chestnut wood floor, an armchair and two sofas. It has a Digital Piano for musical guests. Triple windows look out to the front, and double glass-paned doors at the back open up on to the terrace and barbecue area.
- Sitting room (Barn Conversion) - This is a very large (10m x 5.5m), light room with a terracotta floor and beautiful oak beams. It includes an oval dining table, a sofa and armchairs. Large French doors lead to the terrace at the front of the house, and on to the terrace and barbecue area at the back of the house. The sitting room has air-source heating and wall mounted air-conditioning units
First Floor (Barn Conversion)
A spectacular oak staircase leads up from the sitting room to the oak floored mezzanine. On the mezzanine landing is a desk and study area. Doors on the mezzanine lead to the WC and to the barn bedroom.
- Barn bedroom - an oak timbered double bedroom with a beautiful view out over the garden and spacious modern ensuite shower room. The bedroom has a wall mounted air-source heating and air-conditioning unit
Annexe
Terracotta tiled with large storage area and utility room, with single sink and draining board and washing machine, plus window opening to front. Door through to large shower room, with shower cubicle, WC and hand basin, plus window opening to front.
Two terraces
The house has two terraces to ensure that you catch the sun whatever the time of day. It has a terrace suitable for dining at the rear looking out over the garden and surrounding hills, and a smaller terrace at the front for evening drinks
Garden, pool and tennis court
- 15m x 6m pool with two alarms, with steps across the width of the shallow end.
- Decking with sun loungers and parasols.
- The recently refurbished all-weather tennis court is sited above the house and pool and has spectacular views across the surrounding countryside.
The house is 9 minutes' drive from Villefranche-du-Perigord (Dordogne), a pretty 13th century bastide town with restaurants, cafes, 2 butchers, 2 boulangeries, two mini supermarkets, a chemist, ATM, bank, filling station, weekly market and tourist information office. The house is also 5 minutes' drive from Sauveterre-la-Lemance (Lot et Garonne) where a butcher, grocery shop, chemist, filling station, garage, post office, Museum of Prehistory, station and a bar are located.
The surrounding country is green and hilly with stunning views. The famous 12th century castle of Bonaguil is only 20 minutes' drive away. There are numerous medieval villages and chateaux to explore in the area such as the bastide town of Monpazier, Beaumont-du-Perigord, Cadouin and Bergerac, with Domme, La Roque-Gageac, medieval Sarlat-la-Caneda, and Rocamadour slightly further away. Canoeing, fishing, water-skiing and other water-based activities are available on the River Lot near Fumel, where cycles may be hired and horse riding is available. There are pretty regional villages which lie to the south of the Lot, including Montcuq, Lauzerte, Montagu-de-Quercy and Tournon d'Agenais. To the east is Belaye, with its stunning view across the Lot valley, St Cirq-Lapopie and Cahors, built on a loop on the Lot, with its twin-domed Cathedrale St Etienne.
There are countless opportunities for walking and biking, or for setting up an easel for painting.
Local markets occur most days and some evenings in surrounding towns and villages (Sauveterre la Lemance, Villefranche du Perigord, Loubejac). Excellent local produce such as duck and lamb, all vegetables, all fruits, especially the local strawberries, cheese and wine (Red: Cahors, White: Bergerac and Gaillac) make the area superb for eating at home or out in the local restaurants.

Plane Bergerac Airport is the closest airport - about 1hr 15 drive away. Bordeaux and Toulouse airports are about 2hrs drive away.
Train The nearest TGV (high speed train) is Bordeaux . Our closest mainline station is Monsempron Libos and there are local stations at Sauveterre la Lemance & Villefranche du Perigord.

We had a wonderful stay at La Vieille Grange and made full use of all the facilities. The tennis court is top quality, the pool a wonderful 15 metres and there are endless quiet roads through the rolling forested hills for cycling. Never a dull moment! We also enjoyed frequent trips to Villefranche du Perigord for provisions and to visit the market and cafes, and ventured slightly further to the delightful towns of Puy L'Eveque and Luzech. The house was well equipped and we enjoyed cooking and barbecuing most evenings. We had fabulous weather and one incredible electric storm, which brought the kindly neighbours around to check that we were OK. Great communication with the owners before and during our stay. Totally recommend this house, especially for sporty types, although comfortable beds and sun-loungers offered welcome respite from the activities!Guest rating:
What a beautiful house with glorious views across the valley. The house was perfect for our family holiday in 2021. Everything we could hope for was available in the house with plenty of home comforts when enjoying days at the house by the pool and on the courts. There is plenty of space inside and out for the us and our children to keep active. The pool and tennis court had the best position at the top of the hill and are both in excellent condition.
For those wanting to explore the area there is plenty of gastronomic delights at nearby village night markets. Walks that can be taken from the house or a short drive away and a range of activities within a short drive of the house.
Finally the host could not have been more accommodating and helpful. From the first enquiry to our return home they were on hand to provide advice and help throughout

We can thoroughly recommend Peyrelevade if you want beautiful countryside, a very well equipped gite and peace and quiet. We thoroughly enjoyed our two weeks in this magnificent location. The views are stunning and the accommodation is one of the very best we've ever stayed in. We were very lucky to enjoy a heat wave which meant we spent plenty of time in the large pool which you could swim in all day without goggles. The boys played tennis most days and the court was of an extremely high quality. Throughout this gite feels like a home rather than a rental basically equipped to be run as a business. The local caretakers (Richard and Cate) were very helpful when the electricity stopped working. They managed to find a local electrician to restore the supply which was quite an achievement on a Sunday! All in all, probably the best holiday we've had in France which is high praise as we've probably had in excess of twenty holidays in France to date. We will very seriously be considering a two week break here in 2018.Guest rating:
The house is in such a beautiful and interesting part of France that we arrived armed with lists of 'must-see' locations, all of which were quickly forgotten after arriving at Peyrelevade. Everything you could possibly need for a perfect two weeks is right there; a stroll to the expansive swimming pool for a morning dip, a very short walk up to the impressively situated tennis court for an afternoon match or just a relaxing dinner on the terrace. The house is so well equipped we didn't want for anything. We managed to leave the house for the wonderful early evening market at nearby Loubejac where the kids delightedly ate snails and we watched the sun go down over the hills. Even the clear night sky full of stars seemed to have been arranged for us. We couldn't have been happier and would recommended Peyrelevade to anyone wanting a relaxing holiday in perfect surroundings.Guest rating:
You know you are getting close to Peyrelevade when the English number plates disappear, the roads clear and you can drive for miles past old stone farms and chestnut woods. The house itself is old and gently restored, and extremely well equipped with every cooking utensil you could wish for and a very nice coffee machine. Special features are the large swimming pool close to the house, and the tennis court, which is a little higher up, with beautiful rural views. In summer there are night markets in surrounding villages where you can buy all kinds of foods, from omelettes to snails, and eat them outdoors on long trestle tables - a treat for locals and tourists alike. The house is let on a self-catering basis, including bed linen, bath towels and tea towels but no swimming towels, tennis racquets or balls.
Please note: a 25% non-refundable deposit is required on booking, the balance being payable 8 weeks before arrival. There is also a security deposit of £300 per week booked, which will be returned in full within two weeks following departure, subject to any damage being found or extra cleaning required, above what is considered normal. Please ensure that you take out comprehensive travel insurance, which includes appropriate cancellation cover.
