La Bouzole offers a traditionalist interior with a recently built exterior. It has modern accommodation with beamed ceilings and a wood burning stove. Decor and furnishings are high quality. Accommodation comprises:
- Two double bedrooms, one ensuite which has a king size bed.
- One twin bedroom
- Max occupancy is 6 (only chlldren older than 6 allowed, sorry!)
Two of the bedrooms have floor to ceiling windows with shutters which give out directly onto the terrace.
- The main bathroom has a bath and a separate shower. The en-suite has a shower, loo & basin.
- The newly installed kitchen is well equipped for the adventurous and not so adventurous cook! There is also central heating for the chillier months.
- Sitting room, comfortably furnished and a fantastic wood burner plus a six seater dining table in the dining area.
Additional Information
A floor fan table extendable and portable fans are available for when the weather gets hot. The villa will be cool if the shutters are closed when you go out for the day, as the villa is south facing and a real sun trap. With only one step within the villa itself it is good for those with limited mobility. There are discreet hand holds down the one step and within the ensuite shower, but there are some steps down to the poolside.
There is a good range of crockery and glassware and plastic tableware for use on the poolside. Please for your own safety...no glass around the pool.
The villa offers year round holidays, with Winter lets which include wood for the fire and electricity. Highly recommended for Autumn and Spring stays as the weather stays reasonably warm through to November and again warm in March usually. Keen prices for these months,cosy inside with the woodburner & spectacular scenery and walks year round!
Recently we installed a newly paved pool area, terrace, a new six seating dining set plus lovely new sunloungers and a large gas fuelled Jumback BBQ. A new kitchen was put in just before 2020 lockdown. In 2021 there is a wireless Harman Kardon speaker system, an automatic ice maker and a 24 bottle wine chiller cabinet.
The villa at La Bouzole is located close to the Book Town of Montolieu, one of France's state appointed official towns given over to Literature and the Arts. There are a variety of arts inspired activities in Montolieu throughout the year. Please contact us for useful websites offering ideas on places to visit and things to do in the area.
Carcassonne is about a 20-minute drive and has a great deal of history to explore including the World Heritage site of the Cité de Carcassonne and the many vineyards.
Near to the villa there are beautiful country roads lead through wooded uplands to attractive villages such as Saissac with its 14th century fortress and Revel whose nearby lakes feed the Canal du Midi. The spectacular village of Aragon is a short drive to the north of Pennautier. The Canal du Midi itself lies in the valley beyond the Route Nationale. The tow-path affords pleasant walks under the plane trees, and boat trips can be arranged in Carcassonne and elsewhere.
What makes our villa special to us, is the incredible uninterrupted view South to the Pyrénées. At night, the twinkling lights of the Cité de Carcassonne can also just be seen to the left from the terrace. The view is superb in all seasons and at any time of the day. For biking and hiking you can do it from the gate as our location is great for outdoor sports.
Christmas at Carcassonne is fantastic. Magie de Noel, lights and the whole of the Mediaeval Cité all lit up. Within 90 minutes to 2 hours you can find some really excellent skiing in the Pyrénées (Mont d'Olmes 55 minutes and Andorra (2 hours drive)
In the Spring and Summer, you can explore the area. For example just a few kms of La Bouzole, there is a 'bassin' - a man made reservoir where one can fish (with a licence). There is an abundance of wild life here and the walk round the bassin is not to be missed. It is only about a kilometre and a half around so is suitable for children and the less energetic.
For more longer walks there are plentiful. Walk from Prise D'Alzeau where they signed the charter to start building the Canal du Midi in 1665 and walk to Bassin d'Lampy. The Bassin is large reservoir with cafe, great walk to Alzeau and an information office.
Feeling thirsty? Want a suggestion for a wine? Ask Adrian Mould, Caviste, he has a wine shop in Montolieu. He is English and has an amazing choice of mainly regional wines. The Maison De Mallast in the village is BRita’s h owned and has great food. Afternoon teas are in the garden and the onsite restaurant also offers lunch and dinner. see leaflets in the villa for lots of ideas!
Feeling energetic? There is white water rafting just south of Toulouse and of course there are plenty of wine tours and wine tastings to be had in the many chateau locally in the Cabardes and the neighbouring Minervois and Corbieres areas. We love the organic wine at Chateau Brau just 6 miles from the villa. Their red is succulent and fruity.
There are plenty of tourist guides and leaflets in the villa, so do please feel free to browse through.The local Tourist Information office in Montolieu is very helpful.
Wanting to cycle? No problem. There is a bike hire small business in St Denis only a few kms from the villa. We recommend cycling routes around the villa eg the old Montolieu track from St Denis and Montolieu. Or maybe you could ride along the Canal du Midi
Or maybe a boat ride along the Canal for the less energetic, boat trips which leave from various locations. The tours beginning from the canal beside the train station at Carcassonne are very good. You can hire a boat at Bram too.
As the weather cools...
The autumn is of course the time of the Grape Harvest. October is a busy month with many Wine and Food Festivals held around the area. The weather is still warm and nights not too cool. However if you feel the chill you may wish to warm up in our HotTub. The pool is also heated until October.

How to get to La Bouzole
There are frequent flights to Carcassonne airport from many local UK airports. Carcassonne airport is expanding and offering many new routes into and out of the airport eg flights from Bournemouth start in 2023. If you want to have a quick flight away…eg .Portugal (Porto)from Carcassonne airport is available.
Carcassonne area is well served by east-west autoroutes and from Narbonne (about 45 minutes west) there is a major road south which leads to Perpignan and Spain. Spain can be reached in just under two hours. Toulouse going west is about 45/50 mins drive. The train to Toulouse takes around an hour and there are services which connect with the TGV lines for more distant destinations.
Rail links are excellent. For one euro for example, in the Summer, French Rail have been running a service south into the Ariége, which allows tourists to explore Limoux and other towns in the area for €1 There is also a specific tourist train in the region which has been featured on Place in the Sun TV programme.
Carcassonne Cité is one of the top tourism destinations in France. There is no fee to get in the Cité but you have to pay for the visitor film at the top end of the Cité (optional).

We had a wonderful week here and were all sad to leave at the end of it. It was our first visit to this part of France and this house is a great base for exploring all that the area has to offer - it's comfortable, very well-equipped and Carolyn is a kind, thoughtful and attentive host. Our teenage boys especially appreciated the high speed wifi, the pool and Amazon music on tap. I'm sure we only just scratched the surface of everything that it's possible to do, but we particularly loved Montolieu - the nearest small town - which is utterly charming. We did a few walks around the gorges nearby, including a great one around Montolieu down to pools in the gorge and a picnic lunch there with the damselflies and dragonflies; to Hautpoul with it's nerve-wracking 70m rope bridge over the gorge; and slightly further afield to Minerve and all its history. We also loved the castles at Saissac and particularly Lastours - a sensational day out. It was hot during our stay, and the pool was brilliant for cooling down after an excursion (sometimes we were accompanied by swallows dipping low over the water while we were in the pool). We started and ended each day on the balcony looking at the fabulous view towards the Pyrenees.Guest rating:
Spent a glorious week at La Bouzole. A very comfortable and well appointed gite with heated pool and hot tub. Stunning views across the valley and Carcassonne to the distant Pyrenees. Small classically French town of Montolieu only 5 minutes away with restaurants, bookshops and an artist quarter and atmospheric backstreets. Further afield we visited and soaked up French culture and lifestyle in Mirepoix where the town square and cathedral are remarkable. A Saturday morning spent in the farmers’ market at Revel was a lot of fun and we would highly recommend the caves at Limousis with an amazing musical light show in the deepest cavern. We spent a week immersed in the French countryside eating memorable food and wine returning each evening to watch French films, swim in the pool and sip the local wine in the hot tub. Thoroughly enjoyed our stay in this lovely, comfortable villa equipped with everything you need to make it feel like a home from home. Fully equipped kitchen meant we could do self catering and dine both inside and outside overlooking a corn field with a beautiful view of the Pyrenees in the background. The heated swimming pool was fantastic and much appreciated! There was a full range of British TV channels (plus Netflix, Apple, etc) but would be good to know if it is possible to get local French tv as well for those who can speak the language :) The location feels like the heart of France; not far from the walled city of Carcassonne and there are plenty of walks and activities nearby - Narbonne was a particular highlight for me. We had a great holiday in La Bouzole in September where the sun shone and the view across the Pyrénées was incredible. In the morning we used to have breakfast on the terrace while one of our party had an early swim. We have already re-booked for 2020. This place is a great villa with all kinds of tech and new kitchen. We loved the fact that the owners have put in Netflix and Prime. This is literally the first villa we have booked with this kind of thing and we really appreciated it. As a sidenote, we just saw a recent review for this villa on French Connections and we can say, hand on heart, that our experience of the villa was nothing like that! This villa has potential but has clearly been neglected by it’s owners. The outdoor space in particular was in most need of attention. Most chairs outside were rickety and barely useable, sun lounger cushions were stained and there were overgrown brambles to one side of pool making it difficult to access the pool cover. The main bathroom was very tired looking with a very small shower and precariously hung shower curtain. The living room, kitchen and bedrooms were all reasonable however and the beds were comfortable. The view is lovely. We could have overlooked the villas downsides and focussed on the positives (given above) had we not on arrival discovered that the villa had not been cleaned. The bins were full, dirty bedding still on the beds, broken glass on one bedroom floor (I narrowly avoided stepping on! And, this was after a cleaner had been sent for one hour the following day), an adult movie in the DVD player (no joke!!) and a dirty bathroom and kitchen, fridge etc. The reason for the missed clean was tragic but, even so, the owner should have made an effort to make up for our disappointment and inconvenience. A lot of effort, trust and money is put into choosing an annual holiday and her response was lacking.

We are very saddened to read this review. We have had guests after Jane and her family stayed and those guests were very happy. This year we have had three sets of guests who returned, with two sets booked for next year!
We were not aware there was an issue with the shower rail but this has now been replaced. We acknowledge the dining set is a little creaky and thus going to replace the whole dining set with a sofa based dining set. However, on the whole, we definitely do not accept all of the complaints detailed. In terms of the villa, we have recently repaved the whole pool and terrace, added a gazebo in the bottom garden and put in a new motorised awning over the dining set on the terrace. New sunloungers were bought in April too! A brand new kitchen was installed in February this year with a new dishwasher etc.
We also accept the issue of the cleaning - our changeover lady had a son who had been very ill and he very sadly died the day of the cleaning. We only found about this on the evening from the cleaner's neighbour, and we immediately sent a replacement cleaner to go in the next morning. I told the guests very quickly about this terrible situation and told them where to find clean linen/towels etc. After apologising about the cleaning I gave the guest a key to our wine store and asked him to help himself.
However, I do not accept the issue about the ‘dirty film’ in the DVD - I find this to be a complete illusion. We have Netflix Amazon Prime, an Alexa and British Freeview for the use of guests rather than DVDs.
Once again, we are really sorry that tragic events effected the guest's first impressions of our property. As they stayed the full week and used all the facilities we had assummed they had had an enjoyable stay.

Four of us have just spent a wonderful 2 weeks in La Bouzole. The weather was brilliant, with only one amazing thunderstorm one evening. the views were magnificent, and the pool and jacuzzi were great. Lots of things to do in the area, especially if you like visiting vineyards like we do. Boat trips on the canal du midi are also a must.

Although the weather was rubbish, I thoroughly enjoyed my weekend at La Bouzole. The house is very comfortable and has everything in it you could possibly need (coffee machine, TV with every channel on the planet, books, DVDs, great wi-fi) and the usual stuff you would expect (plenty of fresh sheets and towels, a fully equipped kitchen, comfortable beds, good shower). There are clear instructions for all gadgets and the central heating (which was sadly needed) as well as a fireplace. All in all, it was so warm and comfortable sitting on the sofas that the weather wasn’t a problem. When the sun comes out, there’s a gorgeous terrace with a view, plenty of chairs, sun loungers in front of the pool and even a barbecue. The view is lovely too. The terrace is south facing so has sun all day long. I had a wonderful stay and can’t wait to go back….!Guest rating:
Well equipped gite, about 26km from Carcassonne. Peaceful setting, however a car is a must as shopping and attractions in the area are a good distance. Weather was disappointing for time of year, late June to early July, but seemed to be just one of those quirks the weather has some years. I think there are a few improvements to be made to the gite, as the state of the tiles on the upper terrace and around the pool needed attention, as did the wooden hand rail around the upper terrace. Despite everything we had an enjoyable holiday.

We holidayed in this fabulous villa for a week last July (2017) and thoroughly enjoyed ourselves.
The villa was equipped with everything you need for a real home from home. The fabulous pool was perfect being so close to the villa!
If it wasn’t for the fact that we have now exhausted holidays in France - we would have rebooked without hesitation.
The villa was immaculately clean, all linen was of good quality.

We enjoyed the holiday because the villa is well furnished with as much of tech things you could wish for. We are really happy that they had British sat TV and a little box from Apple which was great too. I tend to cook on holiday so I was well impressed with the stuff in the kitchen..electric juicer, new oven and even an spiraliser! The children loved the heated pool and we made good use of the self-electric retracting awning. The pool guy told us that the owners have booked a man called Jon who is resurfacing the terrace and pool area ready for next season and that is great. We got a membership to Club Le Buzole that give us 20% off the tariff when we return.... and we will.

We were lucky to meet Carolyn and Brian (who had been working hard to get the villa ready for us) when we arrived. They are lovely people and it was obvious that the comfort and enjoyment of their guests really matters to them.
It is a fabulous location, with long views - as far as the snow-capped Pyrenees on a clear day. We had fantastic weather and the surrounding countryside was ablaze with wild flowers. It is very quiet, just birdsong, we particularly loved the Nightingales.
The beds are comfortable and the linen good quality. The living room is spacious and the sofas comfy. The kitchen is really well equipped and there is plenty of fridge space. Good wifi signal.
There is plenty of outdoor space and seating – a spot for every mood – and the pool is lovely. Laying on a sunbed by the pool with that gorgeous view was just wonderful and I could feel all the stress just falling away.
We were in need of complete relaxation and peace, so didn’t go out and about much and the nearby village had all we needed.

It was the perfect base for my mum, aunt and 9 month old son to explore the beautiful surrounding area while also giving us accommodation that was very spacious and comfortable. Having British TV and super fast WiFi meant we had all the comforts of home. The pool was such a bonus. My son loved our afternoon swims and I loved the amazing views down the valley from the pool and the terrace. Our family had a wonderful 2 weeks at La Bouzale in August 2013 and loved the villa and the surrounding area so much we have booked again for August 2014. The villa has great views, a good swimming pool, and a spacious garden, and the great weather made for a very relaxing holiday. The villa was furnished to a high standard with WiFi and satellite TV to entertain the children when they were not in the pool. Montolieu is a charming little town with some nice restaurants, and there is lots to do and see in the surrounding area which makes the villa a good base for exploring the Med coast, southern France, and northern Spain. The owner is a pleasure to deal with and makes the booking process very easy.

Our family had an amazing two weeks at La Bouzole. The villa was of a very high standard; spacious, clean, comfortable and beautifully decorated. The kitchen was extremely well equipped and the added extras, such as the AV/computer available was much appreciated. The pool was wonderful and the outside area was quiet and private. We would highly recommend this villa and the owners were a delight to communicate with. Honestly, it was the best villa we have ever stayed in.

Additional price notes
Deposit of 20% at booking but balance only needed a fortnight prior to the holiday. No security deposit needed, nor any bond needed to secure the booking. We always have had lovely guests so we feel that there is need for these additional costs to you.
However we hope that you will pay for breakages and please, no glass around the pool, for your own safety!
A fortnight prior to the holiday we will send you a really good information pack about the villa and we are always available to answer any other enquiries you may have.
Change over day is generally Friday but if your flight is on another day, please contact us as we may be able to be flexible about arrival/departure day.
Long lets available too… just ask!
