Just over a 200 yard walk into Callas village square and yet totally secluded. Les Micocouliers is a large (310 sqm), modernised 19th Century farmhouse, with spacious, cool, light and airy interiors, ceiling fans, white rustic finish walls and terracotta floors. The villa, set in 6,000sq meters of secluded terraced gardens full of olive trees, has it's own private pool and is close to the viillage yet totally secluded. An easy walk to Callas village centre, the property has wonderful southerly views over the Var to the coast on a clear day.
All the above provide for a truly relaxing holiday with plenty of space, peace and availability of a very comfortable and well equipped home within a short stroll of local shops and restaurants. (read what others have written in' reviews' with more reviews available from the owner). No need for a car journey for morning croissant or lunch/evening restaurants.
The villa is comfortable for a single family, a multi generation family gathering or two families and children with accommodation and space inside and out.
Accommodation comprises:
- The spacious living area, including separate dining room, opens via patio windows onto a wide terrace with electric awning.
- The kitchen has everything you would expect to create a feast or a snack for 10 and there is an additional kitchenette in the Studio. A breakfast bar separates the Californian style kitchen from the living room.
- A further covered terrace on the lower level offers additional private space, perhaps for younger members of the family adjacent to . . . .
- A well proportioned games room/second living room (air conditioned) with table tennis table and piano.

Please note: As the property is situated on a hillside it is not especially suitable for children under the approximate age of 10 or the infirm. Though active mid eighty years olds have loved it as do children who have learned to take care when exploring the garden, up and down stone steps, steep slopes/rocks (even a waterfall) etc.
Outside
A wide terrace surrounds the house for outside summer living; equipped with several tables and comfortable chairs including teak dining table for 10 for open air meals, shaded by a remote electrically operated awning and loads of extra chairs for those who wish to sit quietly reading a book or just absorbing the calm of a 20+ mile view, in the summer sun.
The secluded 12x6 meter swimming pool attracts all day sunshine on its own terrace, well equipped with sun loungers, parasols, table and chairs - all totally private.
The Provence region
Callas is located in the hills approx 22 miles north of the coast at Ste Maxime/Frejus. Beautiful fortified villages, castles and chapels in the area add interest to walks and the stunning scenery and, delightful country restaurants offer an incentive for country walks or drives. There is plenty of scope for outside family activity, including water sports at the coast or Lac Ste Croix (windsurfing kit can be rented at the coast), cycling, tennis (4Km away), golf etc.
45 minutes drive takes you to the coast at St Raphael, Frejus or Ste Maxime or, to the north, the stunning Grande Canyon du Verdon and the Lac du Ste Croix with mountains and cool walks beyond.
The wines of Provence are well known and there is plenty of scope for wine tasting and buying from the hundreds of wineries in the region
History is all around, from Roman amphitheatres, the Headquarters of the French Mediterranean Fleet at Toulon, to fortified villages against raids from the moorish invaders.
Many famous artists, Chagall, Picasso, Matisse, to name three, settled in the region to take advantage of wonderful light, so galleries abound.
Callas
Situated in the hills at about 400 metres facing down to the coast 30 kilometres away, Callas retains a truly French way of village life, still preserving its own shaded village square, traditions and infrastructure including 2x weekly market (Tuesdays and Saturdays), boulangerie, tabac, La poste (with cash dispenser), mini market and restaurants - all within 250 meters of the villa. There is an active olive oil mill in the village as well as a good Cave. Miles of walks start from the villa.
Those who wish, need go no further than the village for their daily needs. There are many other villages nearby, including the fortified village of Bargemon 6km away, offering a variety of restaurants, views, history, arts and crafts and peaceful walks.
Wine Tasting: The many Domaines nearby offer tastings of their wines for sale.
Roman sites: Frejus has some fascintating Roman ruins, which are well worth a visit, and the local tourist office can provide more information on all the local cultural sites: Tel:+ 33 (0)4 94 76 61 07
Local winter skiing available one hour drive to Greoliers or 2 hours to Allos/Isola 2000.

We had another lovely stay at Les Micocouliers , even more enjoyable since we could travel knowing what to expect once we arrived. We even heard and had brief glimpses of wild boar - quite scary - but they didn't get in!

We did enjoy our stay in Les Micocouleurs very much indeed. The house is lovely and the surroundings wonderful too. The swimming pool in particular was a great success with the younger members of the family. The time passed all too quickly. Thank you too for your attentiveness as a host. We had a very enjoyable two-week stay in August. Les Micocouliers is a smashing house with gorgeous views, and Callas is a charming little French town. And positioned just one hour from Nice, this is highly recommended as a holiday destination.

Just a note to say how much we enjoyed our time in Callas at your lovely home. As you said it only rained once and we had great warm weather which enabled us to use the pool a lot. Sitting on the terrace was a delight with nearly every meal taken there, looking out across the view. It worked very well being able to walk into the village for bread and a couple of good meals out, one at the pizza place (popular with the young ones) and one at the hotel. The wine shop was also very popular!
All in all a really successful holiday. It was so nice also to be in a place that felt like a home rather than a sterile rental. Thank you for letting us stay, we loved the area visiting Chateaudouble, Gorge de Verdon, Lorgues, and Bargeme, and Bargemon.

Colin, Just a little note to say we had a great time in Callas. The villa is lovely and just right for our group. We made good use of the table tennis table and the piano, as well as the pool of course! We spent all our meals overlooking the fabulous view - with time passing too quickly. One of the highlights of our stay, along with visiting many lovely villages, was the Soupe au Pistou evening in Callas. We had such fun that night sitting amongst the locals (actually next to the Mayor!) definitely helped by the fact we had French speakers amongst us - one fluent! Just to let you know that we are all back home safe and sound after a fabulous sunny week in Callas + surrounds. Thank you for all your attention to detail which really made the holiday go so well for us. Our first time in Provence /Vars / Cote d'Azur and we thought it superb. We loved your pool, the beaches and snorkelling in + around Les Issambres, the exotic gardens, aquarium and formula one race track in Monte Carlo, St Tropez, Grasse, Lac de St Croix, the amazing colour of the sea in Nice, lovely restaurants in Callas and, of course,your fantastic home. Only problem is, a week just simply wasn't long enough and it went all too fast! We have some fantastic memories though.

We all wanted to say what a wonderful week we have had in Callas. The village itself is a lovely place with friendly people and picturesque streets, we loved it. We so enjoyed the house with its glorious views to the coast, the space enough for us all, the pool, the games and the feeling of relaxation that seemed to hit us as soon as we arrived. Our extended family - pensioners to teenager - spent two weeks here in July/August 2014. The villa is spacious, very well maintained, with comfortable bedrooms and large, cool living areas. There are lovely outside shaded spaces and terraces with superb views where we dined most evenings. The pool is large and immaculately maintained. The villa and especially the kitchen is very well-equipped. We found everything we needed to feed and entertain our party of 9. The villa and grounds are very private despite it being just a short walk to the local village for a coffee or meal at one of the restaurants. The owners provide files of useful information and maps about activities and places to visit. The location is great - we took walks from the villa, cycle rides to some of the other hilltop villages, and day trips further afield to Gorges du Verdon and Tourtour, in addition to spending many relaxing hours by the pool. We hope to return soon and would strongly recommend this property to others.Guest rating:
We loved this house, we came back for more a year later! Walking to the village for bread or to the market is such a treat, with a quick coffee at the bar on the way back you couldn't be anywhere else but France! The owners made the house so welcoming and more information on places to go than you will ever find in a guide book. Suspect we will not be able to stay away for long.Guest rating:

Additional price notes
A firm booking is subject to receipt of a non refundable booking deposit of £500. On payment of the full rental payment, due 60 days prior to arrival, the initial booking deposit will be converted to a security/damage deposit, refundable within two weeks of the completion of the rental, subject only to the house and contents being handed back in the same condition as at the start of the rental.

* For single week lets an additional charge of £150 per week will be made in the peak season (8 July to 27th August), and £100 outside the peak season.
