The grounds are enclosed and ideal for children to play and there is plenty of shade to be found under the palm trees giving an overall exotic atmosphere in the garden. Ground Floor
- Spacious living room (45m²) with high ceiling and marble floor. Reversible air conditioning. 3 sofas, armchairs, Satellite TV (BBC, CNN etc), DVD player, CD player, fireplace (in use, wood not provided but can be purchased in local supermarkets).
- Dining area (20m²) with marble floor, dining table for 8 to 10 people. Sliding doors open onto the terrace.
- Kitchen 25m². Marble floor. Air conditioning . The kitchen opens onto the living room and also sliding door to the terrace. Electric oven, hob, dishwasher, microwave, fridge/freezer, kettle, coffee machine, toaster.
- Utility room (8m²): washing machine, iron, ironing board and hoover.
- Separate toilet
- Master bedroom (20m²) with Queen size bed (160cm) with private terrace, TV, 2 hair dryers available.
- Ensuite shower room. Located on the ground floor.
First Floor
- Mezzanine landing overlooking the living room. Further wide hallway leading to all bedrooms.
- 2 bedrooms (each 13m²) with double beds (140cm) and French doors leading to private terrace and overlooking the pool.
- 1 twin bedroom (20m²) with integral shower corner and private terrace
- Bedroom (21m²) with twin/double bed (160cm) and French doors leading to a private terrace. Pool and garden view. Ensuite shower room.
Second Floor
- Large children’s bedroom (55m²) with 4 single beds (90cm). Sloped ceiling. French doors (can be locked) to terrace. Ensuite shower room.

This Cote D’Azur villa is located near shops, supermarket and restaurants in the delightful medieval hilltop village of Biot (1km). Biot is famous for its glass blowing industry and visitors can watch local artisan at work, a definite must see! This is a great base for discovering the area with Nice airport at just 25 min’, Cannes 35 min’ and the Italian border an hour away.
There are various water sports available just 4-5 km away and many children's attractions such as Marineland, Aquasplash, a butterfly museum nearby and the sandy beach are less than 10 minutes' drive away.
Changeover dates: Saturday. In low season non-Saturday arrivals/departures may be considered. Please ask for details.
Local activities include tennis 1km, nearest golf course: 4km – 10min, horse riding 10km.
Doctor: 1km, hospital: 12km.
Day Trip Ideas
- Antibes is a lovely old town with narrow winding streets, a great selection of restaurants, cafes, piano bars, private clubs, theatres and for art lovers the Picasso museum.
- Juan les Pins sitting next to Antibes is a very attractive coastal resort with gorgeous beaches, exciting nightlife with trendy night clubs, casino and also night shopping!
- Grasse: 23km – 40min. Renowned worldwide for its perfumeries.
- Cannes: 19km - 35 min. One of the unmissable jewel of the Cote D’Azur with sandy beaches and large promenade “Croisette”, chic boutiques, classy restaurants, bars, shops and numerous festivals throughout the year, including of course the Cannes Film Festival in May each year.
- Frejus, Saint-Raphael: 50km - 45min. Frejus is an ancient military port and Roman city with a rich historical and architectural heritage. You will find some superb Roman remains including a Roman theatre still used for various summer events and one of the largest amphitheaters from Gallic times.

- Biot: You must visit the “Verrerie de Biot”, a fantastic glassblowing Eco museum, a world first of its kind in the art of producing bubbles glass, first to open their doors to the public so that everybody can see and enjoy the art of bubble glass making. It was also the first to produce frosted bubble glass and brand new: a luminescent glass with fluorescent colors that shines in the darkness! The “Verrerie de Biot” is very important for the local industry. Treat yourself to one or more unique pieces on sale as a souvenir or gift.
- “Fernand Léger” Museum: Museum with a collection of Modern Art and temporary exhibitions.”Musée d’histoire et de céramique biotoises” (History of Porcelain Museum). A very unique and unusual “Bonsai Museum” in a Japanese garden made up of a large collection of Bonsai from every corner of the world.
- Aquasplash Antibes: 4km – 10min. Water park with water slides, wave pool, toboggans, flumes and rubber ring rides and of course the “Black Cannon”, one of France’s fastest water slides, which propels riders to a speed of 60 km/hour!!!
- Marineland Antibes: 4km – 10min. (next door to Aquasplash). Animal exhibition Park with possibly the greatest marine show in Europe including orcas, dolphins, killer whales, seals and a 30m long tunnel where you are surrounded by sharks. A real thrill for the whole family and a great day out!
- “Canyon Forest” in Villeneuve Loubet: 10km – 15min. An Acrobatic adventure park with 160 tree top challenges of monkey bridges, rope swings, giant zip lines and rock climbing. For the bravest, the longest zip line in France (330m) where you can expect to reach a maximum speed of 70 km per hour. If that’s not enough, there is a 4km maze!
- “Pitchoun Forest” in Villeneuve Loubet: 12km – 20min. A few minutes further along from Canyon forest is another Park which is a more accessible course for younger children (from 3 or 1m height to 10). Great Park with 4 courses and lots to do including climbing, balancing. Altogether there are 60 different games and a quiz on animal life.
- “Le Village des Fous” previously called 'Laby Folies' in Villeneuve Loubet: 12km – 20min. Located next to Pitchoun Forest. A 2 hectare park where “madness” is king! Flying baths is great fun. There are various challenges such as climbing, crawling, rope swinging , trails, huge slides, bouncy castles and a lot more…

We had a very restful fortnight in Les Palmiers and Francoise and Nicholas were lovely and interesting. I managed to practise both my rusty French as well as Italian. They greeted us with a couple of bottles on bubbles and we chatted for a couple of hours on the patio. After that, we only saw them to say hello a couple of times in passing and another time when some palm leaves on the roof caused a small leak into one of the bedrooms. They both came straight over and I helped Nicholas climb onto the roof of the second floor to clear it. They were clearly mortified that there had been a problem but were very swift to rectify so having them on site was a benefit and not at all intrusive as I feared it might be.
We were advised on arrival that there could be no music played outside at all and that any significant noise after 10pm might result in a visit from the police and a fine of €450 which did dampen our evening socialising somewhat. Apparently there have been issues with neighbours and we were warned that they were in the habit of calling the police so no doubt there have been some rowdy groups staying there in the past. It’s understandable to an extent being a residential area but it made us a little paranoid about making any noise at all in the evenings especially. On the plus side, the neighbours were quiet other than some building work across the road during the day so nobody bothered us either. For that reason we’d be very careful about locations in the future, especially when travelling with our children but for a quiet holiday it’s an ideal choice and Biot is a lovely village to stroll through.
The villa itself was clean and the dining area, pool and outdoor space excellent. Pools can look larger in photos but in this case it was as we’d hoped and perfect for us. It was obviously hot in Nice and the fans and air conditioning a must but the top floor was simply unusable due to the heat so the two boys brought their mattresses downstairs and slept in the living room. Next time I visit in the summer I will ensure all rooms have air conditioning.
The electricity cost was a concern, especially in these times but I was pleasantly surprised to find it came in at about €10 a day which was very good. Had we known it was not going to be a concern, we might have had the air conditioning on for longer. The deposit was refunded in full and there were no other issues.
